Building Regulations Drawings & Specifications

Once planning approval has been granted, you will need to address the Building Regulations to ensure that the work carried out meets a minimum quality standard as to structure, fire safety, ventilation, insulation, drainage, etc.  This will require regular inspections from a building control surveyor (either from the Council or a private building control firm appointed under the Government Approved Inspector Scheme) whilst the work is in construction in order to obtain a Building Control Completion Certificate.

We assist our clients through the building regulations process. Whilst some builds are exempt from the requirements of the building regulations, most others must adhere to them in order to be considered legal builds. 

There are currently 14 Approved Documents (Part A – Part P) that require satisfaction in order to meet the current building regulation standards:

  • Part A- Structural safety
  • Part B- Fire Safety
  • Part C- Resistance to contaminants and moisture
  • Part D- Toxic Substances
  • Part E- Resistance to sound
  • Part F- Ventilation
  • Part G- Sanitation, hot water safety and water efficiency
  • Part H- Drainage and waste disposal
  • Part J-  Heat producing appliances
  • Part K- Protection from falling, collision and impact
  • Part L- Conservation of fuel and power
  • Part M- Access to and use of buildings
  • Part N- Glazing safety (Wales only from April 2013)
  • Part P- Electrical safety- Dwellings

You may also need the input of a structural engineer to provide the calculations, etc. for the structural steels / beams where necessary.

You may also need to address the requirements of the Party Wall Act, which involves giving your immediate neighbours notice of the proposed work; in certain circumstances, you may need to appoint a party wall surveyor; if this proves necessary we will be able to assist with these arrangements.
